First, figure out why it jumped

A sudden increase in your monthly payment usually comes from one of a few places, and knowing which one you're dealing with points you toward the fix:

  • An adjustable-rate mortgage (ARM) reset to a higher rate after its fixed period ended.
  • An escrow increase because your property taxes or insurance went up — very common in Florida right now.
  • The end of a forbearance or repayment period, so deferred amounts are now coming due.

Don't wait to see if you can absorb it

The most expensive mistake is quietly trying to cover a payment you can't really afford, draining savings or credit cards for a few months, and only reaching out once you're deep in the hole. Lenders have more flexibility — and you have more options — before you fall behind than after. Acting from a position of 'this is getting tight' is far stronger than acting from 'I've missed three payments.'

The options in front of you

Depending on the cause and your goals, you might look at recasting or refinancing (if the math works), a loan modification to reset the payment, spreading an escrow shortage over time, or — if the home has simply become too expensive to hold — selling on your terms. If you have equity, a sale can pay you out; if you're underwater, a short sale can release you from the balance without a foreclosure.
